MUMBAI: Million Dollar Listing India returns with a bigger, bolder second season. The Emmy-nominated franchise’s Indian edition once again takes viewers inside the country’s most extravagant homes and high-stakes real estate deals.
This season, the spotlight shifts to New Delhi, where historic charm blends with modern luxury. Audience favorites Hem Batra and Ankush Sayal are back, joined by new agents Inddu Dahiya, Kajal Bhalla, and sibling duo Ashima Aggarwal, bringing fresh energy and fierce competition to the show.
In an exclusive conversation with TellyChakkar, real estate expert Ankush Sayal opened up about his experience of curating a luxury property for Bollywood Wives fame and internet personality Shalini Passi. Known for her sophisticated taste and love for art, Passi’s name stands for elegance — something Ankush had to carefully consider while finding the right property for her.

Talking about the process, Ankush shared that everyone in the market knows Shalini as a buyer who values art and artifacts. He said that when they first saw the property in South City, the biggest challenge was finding the right kind of buyer because the property was priced significantly higher than other listings. “This is a property meant for someone with a deep appreciation for art and aesthetics, which makes it appealing to a niche audience. That was a big challenge since it narrowed down our list of potential buyers. Shalini’s own home is filled with beautiful art pieces, and her admiration for art was one of the key reasons we brought her in to see this property,” he explained.
Speaking about the brief he received from Shalini, Ankush said, “She is an avid investor. When she was exploring investment options, I told her, you will either invest in real estate or art — why not both together? Her brief was clear: she wanted something signature, something marquee. But as you see on the show, when we discussed pricing, she mistook ₹125 crore for ₹1.25 crore, which is amusing because you can’t even get a small project in Gurgaon for that amount.”
Reflecting on his experience working with her, Ankush shared, “From the time I got the listing, spoke to her, got her to see the property, and finally brought the owners and her together for discussions — it was a complete roller coaster. The experience was thrilling but also challenging. I was very concerned about how Shalini would perceive the property, especially since her current home is two or three times larger than the one listed. I had to be very careful about the information I shared, treating her more as an investor than an end user. She is a prestigious client, and it was important to ensure there were no communication gaps. Managing her expectations along with the owners’ made it a tough balancing act, and I felt like I was on a non-stop roller coaster until the deal discussion was finally done.”
Sharing his biggest takeaway from being part of the show, Ankush added, “Having done Season 1, where we focused on showcasing real property listings and transactions, this new season had a different approach. The biggest takeaway for me is that my family, especially my wife, now truly understands what we do on the field. Earlier, I used to come home and tell her about my day, but now she’s seen it all play out on screen. That gap between our professional and personal lives has reduced, and people around us understand our challenges better. Doing both seasons has taught me to be as patient as possible. Like I said in Season 1, you have to ignore a lot if you want to progress — and through these experiences, I’ve learned that lesson practically, both personally and professionally.”
