Salman Khan’s neighbor files a case against tenants for damage of property, breach of trust over flat in Galaxy Apartments

MUMBAI : The managing director of Legend Leasing and Finance Limited and her spouse are the targets of a recent FIR filed by Bandra police for alleged criminal breaches of trust and property damage.

Pradip Almadi, 69, complained to the police that Jayanta Roy and Divya Kushwaha had rented his apartment at the Galaxy Apartment complex in Bandstand, Bandra (West). Kushwaha and her husband are accused of taking some equipment out of the apartment and breaking other things before they left.

Salman Khan, an actor, resides in the same building but is unrelated to this issue.

Almadi resides in California, according to the FIR, which was filed on August 10. He shares ownership of Flat 16 on the sixth level of Galaxy Apartment with his brother Dilip and sister Suchitra.

Almadi and Khar (West)-based Legend Leasing and Finance Limited signed a rental agreement in 2019. The lease, which was valid from January 2019 to January 2022, gave Kushwaha and Roy permission to occupy the apartment.

The pair was renting from Almadi for Rs 2.25 lakh a month until September 2020. They later stopped paying the rent, though. Almadi consequently asked that they leave the apartment and pay the unpaid rent.

Almadi was reassured by Kushwaha that the rent would be paid, but she declined to go. As a result, Almadi made contact with the Bandra-Kurla Complex Rent Control Authority. Kushwaha was ordered by the authorities to pay the unpaid rent and leave the apartment. In the Bombay High Court, Kushwaha contested the authority's ruling, and the court ordered that the case be appealed in the civil court.

After the matter was heard by the Supreme Court, Kushwaha was given an order to leave the apartment by July 31, 2024. If not, Almadi would take back control of the apartment and the lock would be smashed. The court further ordered that Almadi receive the remaining rent payment of Rs 75.26 lakh within eight weeks. On July 10, 2024, Kushwaha gave Almadi the apartment, but she neglected to pay the remaining rent.

After reclaiming the apartment, Almadi found that a number of things were missing, including all of the furniture worth Rs 4 lakh, a refrigerator, a queen-sized bed, a mattress, lights, and curtains. Damage also extended to the TV, bathroom window, wooden ceiling, and tiles of the apartment.
